What is commercial concrete leveling?
It’s the same foam lifting we do at homes, applied to the concrete at businesses and managed properties: sidewalks along the frontage, walkways from the parking lot, entrance slabs, apartment walks and HOA common areas. Sunken or uneven sections are raised back in line with polyurethane foam through small holes, so the concrete stays in place and the area can go back into use without a demolition project.

Why uneven concrete is a bigger deal at a business
At home, a sunken sidewalk square is an annoyance. At a business, it’s the spot where a customer, tenant or employee trips. Uneven concrete near entrances, along accessible routes and on busy walks is something property owners are expected to keep an eye on. We can’t give legal advice, but we can help you fix the edge people are catching their feet on.
Settlement at commercial properties also tends to cover more ground. A walkway system at an apartment complex or office park can have dozens of sections, and it’s common to find a few that need lifting now, a few worth watching and one or two that really should be replaced.
How the work fits around your property
Foam lifting is a good fit for sites that can’t close for long.
- There’s no breaking out concrete, hauling it off or waiting on new concrete to cure.
- We can work one area at a time so other entrances and walks stay open.
- The equipment stays nearby and the work is done through small holes in the slab.
- We’ll talk with you about when the work makes the most sense for your tenants or customers. Our regular hours: Monday through Saturday, 7:00 AM to 8:00 PM. Sunday closed.
- Every completed job gets a wash down, so the area looks cared for when people walk back through it.
What the evaluation covers
The commercial evaluation is free, just like residential. We walk the concrete with you or your maintenance lead, point out which sections have settled, where the voids are likely, which ones are good lifting candidates and which ones may need to be replaced. If you need to take the information to an owner or a board, tell us and we’ll talk through what would help.
We look at the same things we check at any property: whether the slab is intact, which way it moved, the condition of the surface and where water is coming from. Can sunken concrete be lifted? explains those criteria.
When replacement is the better answer
Sections that are broken into many small pieces, pushed up by roots, or crumbling on the surface are usually better replaced. The same goes for areas you’re redesigning. Commercial pricing follows the same factors as any lift: how much concrete needs to move, how far it dropped, how much void is underneath, access and any scheduling needs. Concrete leveling cost goes through them.

Usually not. We can work section by section so other routes stay open. We'll plan the order with you before we start.
